The Insider's Guide to Southeast Austin

Southeast Austin has gone from one of the city's most overlooked areas to one of its most talked-about neighborhoods. Anchored by major employment hubs, connected to the rest of Austin through a strong network of highways, and home to some of the city's best outdoor recreation and a rapidly growing dining scene, Southeast Austin gives renters something that's increasingly hard to find: genuine convenience without the downtown price tag.

Here's a look at what makes Southeast Austin worth calling home and where RPS Austin's communities fit into the picture.

Getting Around: Major Highways and Routes

Southeast Austin's highway access is one of its defining practical advantages. The area sits at the convergence of several of Austin's most important corridors:

Interstate 35 runs along the western edge of the area, connecting Southeast Austin directly to Downtown Austin, North Austin, and San Antonio to the south. It's the primary artery for anyone commuting toward the Capitol complex, East Austin, or the Domain.

Highway 71 (Ben White Boulevard) cuts east-west across Southeast Austin and is the fastest direct route to Austin-Bergstrom International Airport and Bastrop beyond. It also connects westward toward South Congress and South Lamar.

US Highway 183 runs diagonally through the area and is the go-to route for residents heading toward the MetCenter business park, Oracle's campus, and points north toward the Domain, Bergstrom Tech Center, and the Tesla Gigafactory via the 183A toll extension.

Toll Road 130 (SH 130) provides a reliable bypass around the eastern edge of the metro, making it useful for logistics workers, commuters heading toward Georgetown or Round Rock, and anyone looking to avoid I-35 congestion.

For most Southeast Austin residents, the combination of 71, 183, and I-35 puts the vast majority of Austin's employment centers, entertainment, and daily essentials within a reasonable commute.

Grocery Stores and Everyday Essentials

Day-to-day errands are straightforward throughout Southeast Austin. The area is served by multiple H-E-B locations, including a planned expansion near McKinney Falls, along with Walmart Supercenter, Target, Sam's Club, and Fiesta Mart. Southpark Meadows, a large open-air retail center along South Congress, brings together a mix of national retailers, restaurants, and service businesses that residents throughout the south side of Austin rely on regularly.

As the area continues to grow, additional retail development is underway throughout the corridor, adding more options closer to newer residential communities.

Parks and Outdoor Recreation

Outdoor access is one of Southeast Austin's most underrated draws. The area is home to two of Austin's most well-used green spaces, along with a growing network of trails and community parks.

McKinney Falls State Park Located within Southeast Austin at 5808 McKinney Falls Pkwy, McKinney Falls offers hiking and biking trails, swimming holes along Onion Creek, camping sites, and two sets of scenic waterfalls. It's a full state park experience within the city limits, a genuinely rare thing, and a major lifestyle draw for residents in the surrounding neighborhoods.

Onion Creek Metropolitan Park One of the larger community parks in Southeast Austin, Onion Creek Metro Park features sports fields, trails, picnic areas, and open green space throughout the area.

Easton Park Trail System The Easton Park master-planned community along E William Cannon Drive continues to expand its network of trails and green spaces as the development grows. For residents of Ivy Heights Apartments and surrounding neighborhoods, it adds a walkable, well-maintained outdoor dimension to everyday life in South Austin.

Dining and Local Favorites

Southeast and South Austin's dining scene has grown significantly in the last several years, and a few standout spots have put the area firmly on Austin's culinary map.

Meanwhile Brewing Co. (3901 Promontory Point Drive, 78744) is one of Southeast Austin's defining community destinations. The 3.7-acre brewery and taproom features a beer garden, live music stage, food trucks including Distant Relatives, Songbird, and Pueblo Viejo, a turf soccer field, and a playground. It's open seven days a week and has become a neighborhood gathering place unlike anything else in the area.

LeRoy and Lewis Barbecue (5621 Emerald Forest Drive, 78745) is a Michelin-starred barbecue restaurant in Garrison Park that has earned national recognition for its inventive approach to Texas BBQ. What started as a food truck in 2017 is now one of Austin's most-talked-about restaurants, with weekly rotating specials and a menu that goes well beyond brisket.

The Little Darlin', 1618 Asian Fusion, Fig Italian Kitchen and Bar, and Five Four Restaurant and Drafthouse round out a locally-rooted dining scene that continues to attract new openings as the corridor grows.

The area's proximity to South Congress, South Lamar, and East Austin also means residents are within a short drive of some of Austin's highest-rated restaurants and entertainment districts, without paying to live directly in them.

Major Employers

Southeast Austin's employment landscape is one of the most compelling in the city for renters who care about commute time. The area sits within easy reach of:

Austin-Bergstrom International Airport: thousands of jobs across aviation, logistics, hospitality, retail, and ground operations, undergoing a $4+ billion expansion through 2030.
